By confirming your booking, you expressly accept the application of these general terms and conditions.
1. HOTEL REGULATIONS
To ensure a pleasant stay for all guests, the following rules of conduct apply:
Night rest: Between 22:00 and 07:00, quietness should be respected. Avoid noise in corridors and common areas.
Noise pollution: Keep the volume of radio and television limited.
No smoking: The entire hotel is non-smoking. In case of violation, a fine of €250 will be charged. Smoking is only allowed on the hotel terrace on the fifth floor.
Lift use: Children under 12 are not allowed to use the lift unaccompanied. Use of the lift is prohibited in case of fire.
Maintenance: Hotel Uilenspiegel BV reserves the right to carry out maintenance work without compensation to guests. Of course, the hotel will always try to give guests the most pleasant stay possible.
Safety & Conduct: Guests should behave respectfully towards other guests and staff at all times. Misconduct may result in removal from the hotel without refund.
2. PETS
Admission: Small dogs are allowed with the express prior agreement of the manager. There is a surcharge of €20 per day per dog (max. 2 dogs per room).
Conduct: Dogs must always be on a leash in common areas and are not allowed in the breakfast room.
Assistance dogs: Official assistance dogs are free of charge and allowed in the breakfast room.
Cleaning fee: If additional cleaning is required due to the pet, €50 will be charged. Any damages will be fully recovered from the guest.
3. PARKING REGULATIONS
No blocking: Access to private parking spaces must not be obstructed. Violating vehicles may be towed away.
LPG ban: LPG vehicles are not allowed in the garage.
Use: The garage is for parking vehicles only.
Safety: Playing, skating or other improper use of the garage and driveway is prohibited.
4. LIABILITY & FORCE MAJEURE
No liability: The hotel is not responsible for theft, loss or damage during the stay.
Force majeure: In case of unforeseen circumstances (strikes, fire, floods, etc.), the hotel cannot be held liable.
Damage: Any damage caused to the room or hotel by the guest will be charged in full.
Lost property: Lost property will be kept for a maximum of 30 days and can be collected at the owner’s request or sent for postage.
5. BOOKINGS & CANCELLATIONS
Individual bookings (up to 8 rooms)
Free cancellation or rebooking: Up to 5 days before arrival.
With cancellation insurance: Cancel up to 12:00 on the day of arrival.
Non-refundable reservations: Not amendable or cancellable.
Third-party bookings (OTAs): If a booking is made through a third party (Online Travel Agency), that party’s specific cancellation policy will apply.
No-show policy: If a guest fails to show up without cancelling, the full room rate will be charged.
Group bookings (from 8 rooms)
> 31 days before arrival: Free cancellation or rebooking, deposit will be refunded.
< 31 days before arrival: 50% of the total amount will be charged.
< 14 days before arrival: 100% of the total amount will be charged.
Changes in group bookings:
< 7 days before arrival: 25% of the room price will be charged.
< 3 days before arrival: 50% of the room price will be charged.
< 1 day before arrival: 100% of the room price will be charged.
6. PRICES & PAYMENT
Includes: Overnight stay, daily refreshment of room and bathroom, free wifi, 6% VAT.
Excludes: Tourism tax, bar and restaurant consumptions (unless included in package).
Early departure: Will not lead to a refund of part of the room price.
Payment: Full payment required upon booking, unless guaranteed by a valid credit card.

7. BILLING CONDITIONS
Payment terms: Invoices must be paid within 14 days.
Late payment: 1% interest per month + 15% damages (min. €50).
Complaints: Submit in writing within 8 days of invoice date.
Jurisdiction: Disputes are subject to the courts of the jurisdiction of Hotel Uilenspiegel BV.
Theft & liability: The hotel is not responsible for loss, theft or damage to property located in the hotel.
